Cabin in upstate NY

I am in need of a man cave outside of my man cave. I have been looking at these land cabin deals for some time. I'd like to go to upstate NY. I spent some time on Tuscorora Lake in Erieville as a teenager. I think that it is about 30-40 minutes from Syracuse. I have always loved the summers up there and now I am thinking of finding one of land/cabin deals.

I like the idea of New York because the land is generally cheaper than neighboring states and you can hunt on sundays too. Naturally I would like to be in some duck areas as well but deer and turkey will be just fine.

Does anyone have any leads/experience in the upstate region? Anyone purchase one of the land/cabin deals before? Pros - Cons???
 
Mike, I have hunted in Thousand Islands several times(Canadien side). Anything north of Syracuse (Tug Hill plateau) you are getting into some great game areas no matter what you like to do. And there is basically nothing going on up there economically anymore, which is kind of sad, but that is the way it is. You should be able to find yourself a really nice deal up there on what you are looking for. You will be able to access whatever kind of hunting you want from there and shouldn't have any trouble finding places to do it.

What are these land/cabin deals you speak of? Like a time share, but for the woodsy types?

Average property tax rates in NY are about 1.1% of a homes value. In NJ, they are 1.74%. Property values in NJ are probably 5 to 10 times or more of what they are in upstate NY. So while I hear your pain, trust me, NJ residents feel pain way beyond your threshold when it comes to property tax. And while the rates may be high, the actual dollars paid make NJ residents giddy with laughter over what they would be getting away with. I can't see Mike getting into a cabin with a little land for more than 50-100K, so what are you talking about there with property taxes-maybe $1200 at most? That is nothing to a NJ resident. And vacation property in NJ? For less than half a mil? Not much around. If I were you Mike, I would start to spend some weekends up that way and poke around, see what you might find. There is more than one way to skin a cat, and the bowels of a property slump is probably not a bad time to go and drive a deal if you are a buyer. I am assuming you want to buy a place to have fun with and enjoy your time at as opposed to an investment. You are unlikely to buy property anywhere in the next several years that will appreciate in value anyway. I am sure if I had lived in that area for several years I would be down on it too. But it is a beautiful area with lots to offer an outdoors person, and will remain that way.
 
If you buy any land in upstate NY, make sure you buy with the mineral rights! They have found a lot of natural gas underground, especially in the Finger Lakes region and some guys are making mucho dinero!
 
Sorry that I haven't responded to this thread. I didn't realize that anyone posted on it. Have my settings turned off.

I am looking for a piece (hopefully) about 4 hours from me. This way I can go up there twice a month. I am not worried that much about appreciation and taxes ( I pay over $9000 in NJ) Just looking for some land that abuts state land with a cabin. I have "looked" at some of these "deals" where you get 5 acres and a cabin for $20k. I never took a trip to see where they are actually located and how bad the access really is.

We were at the NJ deer classic a few weeks back at the Raritan Center. They had a camper that was really nice. Queen bed, kitchen/living area with plenty of room and a full head. Price was $20k and my wife really liked it. Problem with me is that I don't want to be towing that thing for vacation etc. Not even sure that my current truck meets the towing capacity. I'd rather go to my cabin(man cave) and relax with the kids and dogs. Take a hike. Do some fishing. This isn't something that I am looking to flip in a few years. It would be something that I'd like to keep in the family.

But, I'd really love to buy a house in south Texas for all their ducks and have several friends that are willing to partner up but I'd rather have a weekend get away for now.
