web sites that are open for view to the public. The photos that yahoo, mapquest or google use in their map routines are good but I've seen some others with more detail or a bit clearer.

Aerial photography, while much easier to obtain given the current digital camera & GPS technology, is still very expensive and time consuming to fly, post-process, geo-rectify and serve on the internet with an Internet Map Service. So, most areas only update their imagery every 5 years. Some "poorer" states a/o areas are at even longer intervals at lower resolution (3 meter pixels) while some "richer" areas fly every 2 years at higher resolution 6"-1' pixels).
So, if you are lucky, your area has been flown in the last 2-5 years at high resolution. If you are unlucky the imagery can be 10 years old and low resolution (or even worse, LANDSAT satellite imagery which has like 10 meter pixel resolution).
 
Real time no, in the past year yes. Well at least for parts of the country.

If you click on the get data tab it will take you through a few steps to select a map. I use the quick county tab on the bottom left of the first step. You will want the most recent ortho imagery for the county you choose. You will then have to fill out a form, I think I lied about everything but an email address, so they can send you a link when the map is ready to download. May take 5 minutes may take 24 hours. I haven't downloaded anything since last fall so I don't know what the wait is now. You can only do a couple at a time because they are big files. You may need to download a browser for the files but I can't remember what it is called.

btw I see they have a big warning on the bottom of the page that it is for authorized personnel only. Don't worry, the public is allowed most of the maps on there. The FBI hasn't showed up at my door....yet. :-)

It's not free and I'm not sure how often it is updated but you might tre: terraserver.com.

Another source for good arial photos is the county ASCS office. They do annual flyovers to check compliance with farm programs. They may not have large unfarmed tracts but, they often do the whole county to simplify things.

Not sure WHERE you are wanting to look, but I know that WI DNR has a WEB VIEW program that is unbelievable!!! It is in there main site and you can add all the layers such as roads, quadrasections and the such on top of the sat pics.
 
Ed, I've never heard of a "real time" aerial website, but some County Planning offices have interactive websites with imagery from various years. it's usually 2 to 5 years old.
 
for Mississippi river stuff search around this site, http://www.umesc.usgs.gov/http://www.umesc.usgs.gov/ you may find stuff that you'll need a veiwer, haven't looked there in a few years so I am not sure what you will find. Also google "National Agriculture Imagery Program (NAIP)" for your state, some states offer it for free download, some have it in a viewer, some don't offer it at all.
