Duck Hunting Property for Sale

I just came across a 340-acre marsh property for sale that boarders the 8000-acre Mad Horse NWA in Salem NJ. Pretty reasonable at $630K. Includes an elevated duck shack in the marsh with a lot of improvements. I've never had great success at Mad Horse. Got lost there once before handheld navigation. Motored in before day light at high tide. The tide dropped and I couldn't see over the phragmitey grass to pick out landmarks. Came across another duck hunter who led me out. I was very grateful.
I dream about properties like this, but they tend to be more work than fun. Might not be a bad investment for a 6-man duck club. At least you have others to share the burden. I have lots of chores to get done at home since 2025 season is in the rear-view mirror. But I'll keep dreaming. Happy a great Easter Holiday.

I might know the owner of that place. If so, the hunting is good there and he has had it a long time and he would be in his 70's today.

I thought Greg might be familiar with this property. I leased a blind at Meadow View Preserve for a couple of years so I'm a little accustomed to hunting in this area. Here's the link to the listing on Zillow.

It's fair game up to the high tide line on the tidal meadow.

Some of that area is Diked, which would be non-tidal and fully private

Yeah unfortunately looking at the tax maps it seems the majority of the property is tidal. Maybe 30 acres of non tidal water. And that non tidal water body is shared with multiple neighboring properties. $630,000 is a lot of scratch for a property that you can’t control the pressure on. The marsh house is definitely cool though.
